More men to benefit thanks to expansion and training grant

More men will be able to create meaningful community projects and combat social isolation through enhanced skills training undertaken by members of the Manning Men’s Shed, as part of a funding boost announced today.   

The skills training is made possible with a $1,500 Advantage Community Grant from the local Mankara over 55’s apartment development, which is powered by Manning-based not-for-profit Southcare. 

The Manning Men’s Shed currently sees more than 100 men create projects using woodwork, metal work, welding and plastics for personal and community projects. They also partner with local schools to mentor students with special needs.    

Financial support for the Manning Men’s Shed would be used to run additional “how to” and “hands on” workshops to better skill local men, particularly those that lack confidence in social settings. 

The funds will be used for additional inhouse or external training of current members to enable them to impart skills more effectively to current and new members.  

Training and workshops will be run in fields such as: 

  • How to use a router and a bandsaw 
  • General metal working and welding 
  • wood hand carving and tool use 
  • 3-D visual arts including wood sculpting 
  • decorative arts requiring niche hand skills such as leatherwork and jewellery. 

The shed will also expand the facilities for people with mobility or other disabilities, particularly by the provision of adjustable height benches that will allow wheelchair or seated access so these men can operate within a safe workspace. 

The Manning Men’s Shed encourages men’s health and wellbeing and helps combat social isolation by providing a welcoming, safe, supportive environment. The shed is open five days a week, for members to attend at their leisure.  

Southcare Chief Executive Officer, Dr Nicky Howe said the expansion is a great example of partnerships that work together with a common purpose of support and belonging. 

“We have been helping local families for 40 years and when the opportunity came to help the Men’s Shed, which is within walking distance to our Mankara development, it was an easy decision, Dr Howe said. 

“This grant means the Manning Men’s Shed can do more teaching, training and empowering, which is so exciting.  

“Helping people is what the world needs more of, now more than ever.”

How the stamp duty rebate worked for us

“You only have one go at life so you may as well live it,” such are the words of Fred Barrett who has just bought what he calls his forever home at Mankara in Manning.

Fred and his wife Robyn bought their 3 bedroom, 2 bathroom home on the top floor at the first Open Day in May.

“We didn’t hesitate,” he said! 

“We had been looking for ages for a right size apartment and just couldn’t find what we wanted.

“Some of the other apartment complexes were too high, we didn’t want to live in the sky and we didn’t want to pay sky-high strata fees either.

“Mankara is great because for us the strata is just $1,000 a quarter compared to other developments that we looked at where it was $2,500, and I understand for other apartments in Mankara the fees are even less.

The other cost saving being enjoyed by Fred and Robyn was the stamp duty rebate which is exclusive to off the plan purchasers until 23 October.

“We used our savings to upgrade the kitchen and the flooring in our home so have upgraded benchtops, integrated appliances and fridge with a water connection point.

“It was a no brainer!”

The great thing is that buying off the plan gives you time to sell your current home in the time it takes this one to be built.

Fred is 69, worked in the same job for 48 years and retired almost 5 years ago.

“We’re excited about this lock and leave lifestyle,” Fred said.

“Robyn and I are extensive travellers, so we were looking for an apartment which was totally lock up and leave and Mankara fitted this perfectly.

“The other good thing about Mankara is the fact that you own the property.

“No land lease arrangements as like many other types of retirement places. You are free to sell anytime or pass the property onto your family without any embargoes to worry about,” Fred said.

This lifestyle gives us the flexibility and savings to allow us to keep living life.

Save up to $82,000 on your new Mankara apartment

Homebuyers have an opportunity to save up to a staggering $82,000 off their new home at an exclusive information and reservation open day on Saturday 9 October at the Mankara community in Manning. 

The savings are linked to the WA Government’s Off the Plan Duty Rebate Scheme which sees up to 75% savings in stamp duty rebates for purchasers buying a new home off-the-plan. 

Chief Executive Officer of Southcare, who is powering the Mankara development, Dr Nicky Howe welcomed the Government-led initiative saying now more than ever there was a need to help find suitable senior accommodation.  

“Anything that helps our ageing population into their own home so they can continue to live independently gets a huge tick from me,” she said.  

“The stamp duty rebate for off-the-plan purchasers has been a welcome injection into the local real estate market because it means significant savings for homebuyers which then empowers them to put those dollars towards whatever they want. 

One such homebuyer, Fred Barrett, used $22,000 of his rebate savings to upgrade the flooring and kitchen appliances in his new home. 

“It was a no brainer,” Fred said. 

“We’ve upgraded the parts of our home we’ll use the most and it hasn’t cost us anything, and, because it’s strata titled, we own it outright. 

“You only have one go at life so you may as well live it well,” he said.  

Dr Nicky Howe said with the rebate ending on 23 October, she was inspired to help others in the over 55’s housing market with an extra price incentive so for the final two weeks of the rebate offer, Southcare is offering additional discounts on the price of Mankara apartments.  

“Homebuyers can save between $16,000 to $32,000 depending on the type of apartment they choose, in addition to the stamp duty savings offered by the Government, so there is a potential for savvy buyers to make some really smart long-term home and health investment decisions right now,” Dr Howe said. 

To take advantage of the discounted prices, homebuyers need to attend an information and registration day on Saturday 9 October 2021 at the Mankara development in Manning. 

“The message we are telling homebuyers is: “come along, sign up, stamp out the costs and save,” Dr Howe said. 

“These open days are a great way to meet the development team and ask the questions about apartment living like construction timeframes, strata fees, parking, pets, access and local amenities.

Is now a good time to invest in property?

It has been interesting to watch the real estate market over recent years, some might say you need a crystal ball to understand what it will do and where it might head next. 

Certainly, the effects of COVID-19 saw some turbulence across all sectors but with Perth being largely protected compared to other states and territories, it means consumer sentiment locally is more buoyant and that continues to flow into the local real estate market. 

Southcare’s Chief Financial Officer Enda Fahy, who is part of the Mankara project team, says predicting the future can be difficult. 

“We talk about the magic of Mankara but we certainly don’t use a crystal ball when it comes to forecasting; we prefer to turn our attention to validated industry statistics and then use those to look at robust trends,” Mr Fahy said. 

“Right now, the data very clearly shows us that investing in Perth is certainly looking up, and the results from Core Logic/ Westpac certainly substantiates that.

The current stamp duty offer by the WA Government exclusive to off-the-plan purchasers also indicates it’s a good time for savvy buyers to invest.  

“This offer ends on 23 October and sees up to 75% savings in stamp duty rebates which can be used in any way the purchaser wishes,” Mr Fahy said.
