Solar Panels will be installed on the roof providing electricity to apartments and common areas via Genuix, an Embedded Energy Network* provider. Each apartment will have their own meter and will receive electricity at a reduced rate (subject to the amount of energy generated from the panels). It is estimated that the total savings to owners will be a tariff discount of 5.25% and a total saving per kw/h of $1.52 cents.
* An embedded energy network is a contract between the Strata (building owners) and an energy retailer for the latter to supply power to each of properties in Mankara. Residents of Mankara can expect a 15% discount on their supply charge and electricity charge through this arrangement.
Yes. The Joint Development Assessment Panel (JDAP) meeting was held on 4 April 2018, and the letter advising of the decision (dated 12 April 2018) was emailed to Southcare’s consultants on 16 April 2018. Clause 70(2) of the Deemed Provisions (i.e., Schedule 2 of the Planning and Development (Local Planning Schemes) Regulations 2015) provides as follows: “The determination has effect on the day on which the notice of determination is given to the applicant”.
Therefore, according to the Deemed Provisions, the approval runs from 16 April 2018. The Minister’s notice regarding extensions of approval as a response to COVID-19 was signed on 8 April 2020 and provides an extension of the approval for an additional two years (four years in total beyond the date of the original approval). On that basis, the approval is extended and current to 11.59pm on 15 April 2022.
The project is managed by a Project Control Committee which includes members of the Southcare Board, executive and external co-opted experts.
The development is powered by Southcare Inc with a robust team including Total Project Management, Cameron Chisholm and Nicol Architects, PACT Builders, selling agents Acton and local strata company Abode Strata.
Southcare undertook research in 2012/2013 to determine the needs within the community and the findings showed that people want to:

-able to lock-up and leave
-have access to care and support services when they need it
There are over 27,000 people within a 10 km radius of Mankara who are 55 years of age or older. They seek to downsize and to have access to care and support services when they need it.
Anyone is able to buy an apartment but they are only to be used for the permanent accommodation of:
(a) a person who:
(i) is aged 55 years or more; or
(ii) has a recognised form of handicap requiring special accommodation; and
(b) the spouse of that person and
(c) one other person.”
Each apartment is strata titled, meaning anyone can buy them, so long as a person living there is 55 years of age or older. This apartment precinct offers a unique lifestyle.

There are two separate stratas: one for the East side and one for the West side.

Consultation included information evenings, letter box drops, meetings with the Chairman and CEO with the CEO personally visiting, listening and talking with local residents.
